What’s Included/Excluded When Selling Your House

In a recent post I discussed five things regarding how to set the sales price of your home.  Today, I’ll discuss how negotiating with a home buyer to include newer washer, dryer, refrigerators, etc. can increase your asking price.

When selling your home be sure to exclude in writing any items (chandeliers, grandfather clocks, window treatments, etc) you would want to take with you.  Replace them with good looking, inexpensive items before showing the house.  

As a home seller you can ask for a higher price if the sale includes appliances not usually included with the sale of a home.   A newer washer, dryer, refrigerator, microwave, or furniture can save a home buyer thousands of dollars upfront if they need to buy these items.  For example, the home buyer moves in and then needs to shop for and pay cash for these items.  Instead they can negotiate with the home seller and can offer the home seller a high price for these items.  No shopping and no upfront additional costs.
