You Put an Offer on a House and the Sellers Accepted! Now What?!?

Below are things that the home buyer will need to do before settlement:

  • Follow up with your mortgage lender or broker – let your mortgage lender now that the offer was accepted and tell them to order the appraisal and get the final mortgage approval ready.  Make sure a check for the mortgage loan will be available at the closing.  Mortgage documents and check should be delivered to the Closing Attorney, Escrow Agent or Title Company officer prior to closing day.
  • Ger your home inspections done ASAP — Get your inspections done early so that seller will have time to make any needed repairs or if the home inspection reveals a major issue you can use your home inspection clause and walk-away.
    •       General inspection of appliances, air conditioning & heating, electrical system, structural, plumbing, sprinklers, termite inspection, radon inspection, etc
  • You and/or your agent follow up with mortgage lender to make sure they are meeting their deadlines.
  • Review home inspection.  Are there any repairs that you should ask the seller to make or ask for a credit at settlement?
  • Check Repairs that the seller need to make from the home inspection. Any incomplete repair should be accounted for on the Settlement Statement by a credit to the Buyer
  • Talk to your insurance agent and let them know you are buying a house.  
  • Notify your Utility companies: electricity, gas/oil, telephone, water, trash and other services to advise them of your move-in date

Get a copy the settlement statement before settlement.  Review it with your real estate agent and question anything you don’t understand.
